Most buyers will arrange for a licensed property inspector to review the property and confirm that everything represented in the contract is accurate. Inspection timelines are outlined in the Purchase Agreement. Some buyers bring in multiple inspectors to evaluate specific systems such as the roof, plumbing, or HVAC.

If the buyer is financing the purchase, a licensed appraiser will also review the property. Because the agreement is contingent on financing, the lender requires an independent appraisal to confirm that the purchase price is supported by the property's actual market value.

The Closing Agent

A title company or attorney will be designated as the closing agent. Their role is to research the recorded history of your property, certify that the title is free of encumbrances such as existing leases, mortgages, or restrictions, and ensure a clean transfer of ownership to the buyer by the closing date.

A contingency is a condition that must be satisfied before a contract becomes legally binding. Common contingencies include the buyer securing financing, completing a satisfactory home inspection, and reviewing all relevant disclosure documents.

Before completing the purchase, the buyer will work through the following:

  • Securing financing and insurance
  • Reviewing all relevant documents, including preliminary title reports and seller disclosures
  • Inspecting the property across whatever areas are relevant to their due diligence, which may include roof, termite and pest, chimney and fireplace, property boundary survey, well, septic, pool and spa, arborist, mold, lead-based paint, and HVAC
