It’s Time to Celebrate!

Whether you celebrate with a toast or simply exhale with relief, there are a few final steps to take care of before you can truly call the property yours.

Final Walk-Through Inspection

The final walk-through is your last opportunity to inspect the property before the sale is complete. At this point, all Purchase Agreement contingencies should be resolved and the seller's belongings removed. This inspection typically takes place the day before closing or the morning of.

Closing

When you are satisfied with the final walk-through, it is time to close. You, the seller, and the closing agent will sign the settlement agreement, which documents all financial transactions associated with the purchase and certifies their accuracy. You will sign your loan documents and deposit your remaining down payment and closing costs into escrow. Funds can be delivered either as a certified bank check made out in the amount specified on the settlement statement, or wired electronically to the escrow account. Once all documents are signed and funds have been received, the deed will be recorded at the County Recorder's office and ownership of the property will officially transfer to you.
